Property Management is no longer just about collecting the rent, it is a comprehensive management service that requires extensive knowledge of the relevant Act and a degree of understanding of the current Legislated Acts of Parliament. The Residential Tenancies and Rooming Accommodation Act 2009 has complex rules and regulations relating to Property Management. It places immense responsibility on whom ever manages the rental property to comply with these guidelines. Failure to do so can attract harsh penalties to either the owner (you) or the owners managing agent (us). Our office is accredited through the Real Estate Institute of Queensland (REIQ), we are governed by the REIQ Standards of Business Practice. Our agents are certified through the Office of Fair Trading and are always thoroughly informed and trained in all aspects of the relevant legislation and which enables us to provide peach of mind to you, the owner. Our agents attend regular training sessions through the REIQ and Real Estate Excellence Academy. We also have access to a Property Managers advisory service through the REIQ. Our Service to You

At the start of the tenancy we will Advertise your property for rent. Provide and attend prospective tenant inspections. Check and confirm applicant details such as employment & income, previous rental history, personal references and default history databases. Refer all potentially suitable applicants to you for approval. Prepare all tenancy documentation for the commencement of the tenancy including the entry condition report and inventory if applicable. Lodge the bond with the Residential Tenancies Authority During the tenancy we will Collect the rent. Monitor tenant arrears and issue appropriate notices. Notify you of any repairs or maintenance requirements and organise qualified, licensed and cost effective trades people to carry out work as required.
Negotiate the renewal of the fixed term tenancy and review market rents, we provide you with our recommendation in writing. Carry out routine inspections on your property and provide you with a full detailed report with colour photos We process collected rent into your account at regular intervals catered to your request, weekly, fortnightly or monthly payments. At the end of the tenancy we will.. Notify you in writing of any notice given or received from the tenant in relation to vacating.

Advertise your property for rent.

Attend the final inspection with the tenant and complete an exit condition report Correspond with the tenant regarding any items that require attention. Submit any bond claims

  • Apply and attend to any tribunal hearings.

Using the Correct Forms

Tullawong Properties uses forms approved by the Real Estate Institute of Queensland. These forms are used as they contain all necessary clauses and conditions which protect your property investment and comply with the current Residential Tenancies Act Promoting Your Property We endeavour to do everything in our power to ensure that the vacancy period is minimised. When your property becomes vacant, the following occurs:
Your property is placed on realestate.com.au in the available rentals section. We also advertise on Rent.com.au and onthehouse.com.au. We will also use social media like Facebook, Twitter & Instagram to get your property noticed and sometime we use Gumtree advertising. Each suitable tenant that has registered for a property with our Prospective Tenant Database is contacted and offered the opportunity to view the property. A member of our Property Management Department shows all prospective tenants through the property (we do not handout keys) so that we can sell the benefits of living in your property, thus securing the most satisfactory tenant for you. Whilst the property is vacant regular drive-bys are conducted to ensure that the property is looking  resentable and ready for tenants to move in. It is normally recommended that during any vacancy time, a contract gardener is called in after two weeks to tidy up the lawns and gardens and a cleaner to conduct a spot clean through the internal of the home. This is not a requirement, merely a suggested practice as it maintains the best appearance of the property. Inspect Real Estate We use the best of technology when our properties are listed on the net to keep you and the prospective tenants up to date on open homes. Inspect will send you a quick report on viewings each time a viewing has been completed. Signs, Photos, Videos, Feature Properties & Floor Plans – We use are agencies corflute signs to advertise out the front of the property, these signs are at no cost to you however if you would like to have a large professional sign board we can arrange this at a cost. They can include photos on these boards or they can be just a plain For Lease sign with agency logo.
We have found that the corflute sign works just fine as usually it is the internet that sells the property. Once we know that the property is to be listed for rent we will attend the property straight away and install the corflute sign. We will also ensure that clear and accurate photos of the property are used at all times. We want to encourage as many potential tenants as possible to view
the property.
